Naples is perhaps one of the most well known and prestigious neighborhoods in Long Beach. The canals that make up this community, while popular year-round, are are even more popular come Christmas time as properties here decorate to celebrate the season. Added to the attraction is the annual boat parade and this gives you just a small idea of why this area is always in demand.
While the canal homes tend to get the majority of attention when it comes to real estate there are a select number of condos on this island. With fewer condo choices than other neighborhoods have to offer it means they don’t become available too often and move quickly when listed.
As you explore condos in Naples and evaluate the Villa di Napoli one of the items that might first grab your attention is likely not even the condo complex. As you travel south on Ravenna Dr you will see a striking fountain, known as Naples Fountain. This landmark, that is technically a small park, comes at the intersection of the streets of N. Ravenna Dr, The Colonnade Canal, Corinthian Walk, E. The Toledo, and E. Neapolitan Ln. All of these streets converge on this location and if you do decide to make this condo development your home you will enjoy an additional great view of this landmark.
Find out More about Villa di Napoli Condos
To help you decide if this is the right right condo for you to call home we invite you to find out more about the key features and floorplans:
- Heating – Heating is radiant heat. Radiant heat traditionally can result in higher bills during winter months as it uses electricity to heat coils in the ceiling. Watch how much you use your heat if you want to keep your bills lower during winter.
- Laundry – This building offers a pleasant surprise. With the year built of 1961 you might think you would have community laundry; however, here you will enjoy inside laundry that accommodates side by side units.
- Parking – Parking is secured parking and while the units are 2 bedrooms we have traditionally seen 1 parking spot associated with each condo. Always check your HOA and Title documents to ensure that your specific unit does have parking spaces assigned.
- Balcony – The balconies here are on the larger side. From the bedrooms bedroom you can have the opportunity to access your balcony by a sliding glass door. The depth of the balcony is one that can accommodate more than a few chairs and a small table to allow you to enjoy the great year round weather.
- Amenities – While you are only blocks from the Ocean that doesn’t mean you have to swim in the Pacific to enjoy the water. At the Villa de Napoli you they have a lovely pool area that also includes patio furniture for relaxing.
There are 24 condos at the Villa di Napoli. Floor plans here are over 1,100 sq ft with 2 bedrooms and 1.75 bathrooms or some units do have 2 full bathrooms. The units are well laid out providing ample room in the living room and the original kitchens are galley style. With this era of development you will generally find (unless someone has removed them) efficient built ins in convenient locations that provide additional storage. As this is a great location you will find condos that have been extensively remodeled, even including opening up the kitchen to the living room to provide a more open feeling.
With a prime location, great schools, and floor plans that are well thought out this condo complex is traditionally very popular resulting in condos selling quickly when they do become available. If you want to live here we encourage you to keep a careful watch…and we can even help with that. While the variety of real estate mobile apps are great to keep track of the new listings on the market let us lend a helping hand as we can even give you more advanced notice than the latest apps.

Villa di Napoli at a Glance
History & Architecture of Villa di Napoli
Villa di Napoli carries more history than its quiet, residential presence might suggest. The land it occupies was once home to the Naples Hotel — a grand early landmark built by Mira Hershey, a wealthy investor (and distant relative of the chocolate-making Hersheys) who helped shape early Naples. Henry Huntington, who had extended his Pacific Electric rail line down to Naples, encouraged Hershey to build a hotel that would draw visitors to the new island community, and she obliged with a hotel modeled after her beloved Hollywood Hotel.
By the late 1950s, as Naples was fully coming into its own as the picturesque canal neighborhood its developers had envisioned a half-century earlier, the aging Naples Hotel was razed. In its place, in 1961, rose the three-story Villa di Napoli — originally luxury apartments and later converted to the condominiums you’ll find today. In other words, this building sits on one of the most storied parcels on the island, directly overlooking the Naples Fountain.
A Note on the Architect
Villa di Napoli is a refined example of early-1960s Mediterranean-inspired multifamily design — a style that suits Naples Island’s Italianate character beautifully, with its low-rise massing, balconies oriented to the water and fountain, and an emphasis on indoor-outdoor living. Unlike Long Beach’s landmark high-rises — the Villa Riviera (Richard D. King, 1928), for instance — the individual architect of record for Villa di Napoli is not well documented in the public archives, which is common for mid-century residential buildings of this scale. Rather than attribute the design to a name we can’t verify, we’ll note what is documented: it was purpose-built in 1961 on the former Naples Hotel site as a luxury residence for the island. If you’d like to confirm the original architect or builder, the City of Long Beach maintains permit and building records that can be requested directly.
Common Questions
Over the years we’ve answered many questions from buyers interested in Villa di Napoli. Here are some of the most common ones.
How many units are in Villa di Napoli, and when was it built?
Villa di Napoli is an intimate community of 24 condominium homes, built in 1961 on Naples Island. Its small size is a big part of the appeal — and a big part of why homes here are so tightly held.
What do the floor plans look like?
Homes are single-level and generally over 1,100 square feet, with two bedrooms and either 1.75 or two full bathrooms. The layouts are well thought out, with generous living rooms and original galley-style kitchens. Because the location is so desirable, many owners have remodeled extensively — some opening the kitchen to the living room for a more open, contemporary feel.
How is the building heated?
Villa di Napoli uses radiant ceiling heat, which warms coils in the ceiling. It’s comfortable, but because it runs on electricity it can lead to higher bills in the colder months, so it’s worth being mindful of usage in winter.
Is there in-unit laundry?
Yes — and it’s a pleasant surprise for a building of this era. Rather than a shared laundry room, homes are set up for in-unit laundry that can accommodate side-by-side units.
What about parking?
Parking is secured, and while the homes are two-bedroom, we’ve traditionally seen one assigned space per condo. Always confirm the exact spaces tied to a specific home in the HOA and title documents during escrow.
Tell me about the balconies.
The balconies here are on the larger side — deep enough for several chairs and a small table. Many are accessible via a sliding glass door from the bedroom, and the best ones look out over the Naples Fountain and the surrounding island.
What amenities does Villa di Napoli offer?
Residents enjoy a lovely community pool with a patio area for relaxing, elevator access, and a controlled-entry building — all just blocks from the bay and the ocean.
Why do condos here sell so quickly?
It comes down to scarcity and location. Naples Island has relatively few condos to begin with, and Villa di Napoli has only 24 homes in a prime spot overlooking the fountain, within walking distance of 2nd Street and the water. When a home does list, it tends to attract strong interest right away — which is exactly why having advance notice matters.
Can I see what units have sold for?
Absolutely. When we send you our Hot List of available condos, just reply and ask for “past sales please,” and we’ll share recent sales at Villa di Napoli so you can see what your options might look like.
