As you look to find the right neighborhood to call home for your Long Beach Condo needs, Downtown should certainly be on your list. Maybe it’s the vibrant tourism industry with icons like the Long Beach Aquarium, maybe it’s the impressive high rises that line ocean blvd, maybe is the diversity of top notch dining and entertainment, or maybe it’s just a combination of all of the above with the beautiful Pacific Ocean as the backdrop that makes Downtown Long Beach one of the most popular areas in all of Long Beach. Downtown Long Beach has been and continues to be one of the most active areas of Long Beach for business, development, living, and much more. This is one area that takes time to truly research for your real estate goals.
To help you explore this area, consider that it is defined by the following boundaries:
- South: Pacific Ocean
- North: Anaheim
- West: 710 Freeway
- East: Alamitos Ave
Even within these borders though you won’t find that it is all classified as “Downtown”. Exploring what’s available throughout this area will also reveal that there are different areas/neighborhoods within the larger area that is commonly known as Downtown Long Beach. Those areas include:
- East Village
- Alamitos Beach
- North pine
- North Alamitos beach
A huge benefit of living in this neighborhood is you won’t ever struggle for wondering what you should do on a weeknight or weekend. Downtown Long Beach is the center of activity for some of the largest and most entertaining events that Long Beach has to offer. If you enjoy seafood then you can visit the annual Lobster Festival hosted in the Rainbow Lagoon in Long Beach. It is an event that draws thousands of locals and visitors alike and has been running for over 20 years. If you you would rather hear the roar of engines then you are in luck as the Grand Prix of Long Beach is held in April where you can watch the city streets transformed into an exhilarating road course.
Of course epic events aren’t the only form of entertainment in Downtown. You will of course have a rich selection of dining options to select from, such as some of our favorites like 555 East steakhouse or L’Opera Italian restaurant and many more. To complement your meal choice you might find visiting great icons such as MOLAA or the Aquarium of the Pacific as ways to enjoy the day. Both of these landmarks have been serving Long Beach for more than 20 years.

High Rises
With Long Beach being one of the few cities in California to embrace high-rises along the Ocean (San Diego and San Francisco being the others) it is a site to be seen when you travel along Ocean Blvd. If you are coming from the 710 freeway the presence of the high-rises are immediately noticeable providing an impressive view of buildings that date back to 1928 to present day. Trying to soak in the differences in high rises when you are looking at nearly 100 years of high rise development can feel overwhelming but it doesn’t have to be. Each building has its own charm, different amenities, and of course view. A key aspect that can impact pricing will be which view you can enjoy; which means as condos become available take time to see which view you want to enjoy. Start your journey exploring historic high rises like the Villa Riviera, ever popular luxury high rises like the Pacific, or newer projects such as West Ocean LB. No matter what building you select, you won’t be disappointed with the great location.
Lofts
A type of condo that has truly stood the test of time is that of a Loft. Well known for embracing the open space concept and typically known for embracing industrial features Lofts are located throughout Downtown Long Beach and even into Alamitos Beach. Traditionally the most popular loft projects have been those referred to as “Adaptive Reuse” meaning they are lofts that were created inside a structure that used to serve another purpose (i.e. a historic office building, department store, manufacturing, etc.). Perennial favorites include the Walker Building, Kress Lofts, and Temple lofts but there are many more to explore when you decide that a loft is for you.
Mid-Rise
As you drive around Downtown Long Beach you will find the types of condos available when you leave Ocean Blvd are very different. With a rich development history you will find a wide array of condo options but the most common are 2-4 story mid-rise buildings. The 4 story buildings that you will find through streets like 4th, Magnolia, and Maine were largely developed in the 1990’s when Downtown experienced a building boom. The 1990’s build buildings are known for having amenities like pools, spas, and features such as inside laundry and balconies. There are so many nice mid-rise buildings throughout downtown it is a delight to explore what is possible.
Historic Condos
In the 1920’s and 1930’s Long Beach was an area that visitors came from throughout Southern California to enjoy a day at the beach. A select group of these visitors would stay in hotels or even own small condos. The selection of historic condos range from the ocean views of the Cooper Arms, the Artaban in the heart of Downtown, to the Willmore on the far west end of the neighborhood and more. Each one has a personality that is unique and if you enjoy history in a prime location then these are the condos you could call home.
